Should I Sell or Keep My Multifamily Property?

A plain-English framework for deciding whether to sell, hold, or refinance a multifamily property in Texas.

Start with what you want your life to look like

The financial question matters, but most decisions to sell begin with something personal: time, stress, retirement, a partnership change or a family situation. Be honest about how much management you want to be doing in three to five years.

Compare the realistic alternatives

Holding: what will it cost to keep the property competitive — roof, systems, unit turns — and what will taxes and insurance likely do? Refinancing: can you pull out capital at today's rates without straining cash flow? Selling: what would you net after debt, closing costs and taxes, and what would you do with the proceeds?

Talk to your tax advisor early

Depreciation recapture and capital gains can significantly change your net proceeds. Tools such as a 1031 exchange or a seller-financed sale may change the math. A CPA can model this before you decide.

Getting a valuation is not a commitment

Understanding what the property could sell for is simply information. Many owners get a confidential review, decide to hold, and revisit the question a year later.

This guide is general information, not legal, tax or financial advice. Talk to your own advisors about your situation.
