How to Sell a Multifamily Property With Deferred Maintenance

Options for selling a multifamily property that needs work, and how buyers price repairs.

You don't always have to fix it first

Many investors specifically look for buildings that need work. Whether repairs before a sale make sense depends on cost, time, and whether the improvement will be reflected in the price.

How buyers price repairs

Buyers estimate the cost to bring the property to their standard, add a margin for risk and time, and subtract that from the value of the building once repaired. Honest disclosure of known issues usually produces a smoother process than surprises found during inspection.

Items that matter most

Roofs, foundations, plumbing (especially older galvanized or cast-iron lines), electrical panels, HVAC and water heaters, and any units that are offline. Code or safety issues should be disclosed.

Get a clear picture

A list of what you know needs attention — even rough — helps a buyer give you a realistic number quickly.
