Sell Your Apartment Building in Texas

Most Texas apartment buildings with 5 to 50 units are owned by individuals, families and small partnerships — not institutions. When owners decide to sell, many prefer a private process that protects their tenants and their time.

Apartment building vs. house: why the process is different

Buildings with five or more units are valued mainly on their income, and buyers usually finance them with commercial loans that look at the property's cash flow. That means your rent roll and expense history matter as much as the building itself.

Due diligence is also more detailed: buyers will review leases, deposits, service contracts and repair history, and may inspect every unit.

How multifamily valuation works

Most buyers start with net operating income (NOI): rent and other income collected, minus operating costs such as taxes, insurance, utilities, repairs and management. They divide NOI by a capitalization rate that reflects the market and the property's risk. For example, $100,000 of NOI at a 7.5% cap rate suggests a value around $1.33 million. Recent comparable sales, condition and upside then refine the number.

What buyers look at

  • Rent roll and lease terms
  • Trailing 12-month income and expenses
  • Deferred maintenance and capital needs
  • Tenant quality and turnover
  • Parking, laundry and other income
  • Neighborhood rent comparables

Private sale vs. listing

Private (off-market) sale

No public marketing, fewer showings, tenants undisturbed, flexible timing and terms. Less buyer exposure.

Broker listing

Wider exposure to buyers and competitive offers. Public marketing, more showings, commissions and a longer process.

Neither is right for everyone. We'll tell you honestly which we think fits your goals.

Common reasons owners sell

  • • Retirement or wanting less day-to-day management
  • • Partnership or family ownership changes
  • • An inherited property
  • • Deferred maintenance or rising costs
  • • Freeing up capital for another investment
